    Timelines vary but it is typically a few months before we can start designing a new project. Our recommendation is to plan in advance, so you do not feel rushed. Once you sign a design agreement, we can hold your spot in the schedule. In the meantime, you can continue to gather inspiration photos so we are ready to hit the ground running.

    We are happy to provide you with a verbal ballpark range based on historical data of projects similar to yours, but it is not a “bid” in a traditional sense. Our approach is focused on a partnership with our clients where we gather all the necessary information and details to build a scope of work that aligns with your aesthetic goals and then budget accordingly.

    We specialize in large residential design build remodeling projects, either a whole house or a large addition.

    Typically, a full master bath or kitchen is the smallest project we take on by itself. In terms of investment range, our minimum project is typically around $75K with the majority of our projects valued at over $200K.

    Our projects are typically in New Hanover County. Keeping our service area local, we can provide clients with optimum project management and oversight.

    The Design Build process creates one resource for both the design and construction components of the project. This allows us to start the conversation by asking the client if they would like to either design the project to their budget? Or budget the project to their ideal design? Ultimately, allowing us to bring project costs into the conversation earlier with less surprises later on.

    Step 1: Initial Design
    We will explore floor plan options together and firm up the investment range.

    Step 2: Full Design
    We will dive into the details, pick selections, and review the 3D Model.

    Step 3: Pre-construction
    We will get engineering plans, pull permits, and purchase long lead time materials.

    Step 4: Construction
    The project starts on site, and you will have a dedicated project manager communicating regularly as the project progresses to the finish line.

    Yes, absolutely. Our team is knowledgeable in this area and have had the good fortune to work on many beautiful homes in the historic district. We can also help facilitate the tax credit process and submit an application to the Historic Preservation Commission.

    Yes. We are a premiere design / build construction firm in coastal North Carolina. Originally named Balding Brothers, we rebranded in 2022 to Balding Design Build to better reflect our in-house design capabilities.

    Great, we are happy to collaborate with them as well. We have found it’s best to engage both parties early on so we can work together on designing and budgeting for optimum results. In these cases, we typically enter into a Pre-Construction agreement versus our standard design agreement.
